When it comes time to sell, there are a few things you can do to potentially shorten the time it takes to sell and sometimes even improve the sale price.
Quite often, seller’s have an emotional history or attachment to the property. It is very important as a seller to try and disconnect yourself from that. Try to focus on your property from a buyer’s perspective.
Think about the things you focused on when you purchased. Price and comparable nearby sales, number of bedrooms/bathrooms, covered parking and how much maintenance is needed if any? Combined with the first impression, these are just some of the things that run through buyer’s minds over a 20-30min inspection.
Aesthetics are VERY important.
As a quick example, in every day life when grocery shopping, bruised fruit and vegetables may be perfectly fine to eat but are often never purchased and discarded or sold for a discounted price. Selling these goods is no different to selling a property, if aesthetics are compromised it might not sell for a long time, if at all.
